Another four-bedroom home on Balmain Road attracted only two registered bidders and was withdrawn after 25 minutes. Local agents noted that both vendors had set reserves above recent comparable sales in the same streets, reflecting the premium pricing that still characterises Inner West listings.
Northern Beaches homes also stall
Further north, a waterfront cottage in Manly passed in without a bid after the auctioneer opened at $3.8 million. A separate duplex in Dee Why on Howard Avenue drew limited interest and was passed in at $1.95 million. CoreLogic figures released on 6 July show clearance rates in the Northern Beaches LGA averaged 68 per cent over the prior four weeks, down from 72 per cent in May.
Market watchers point to strong migration inflows into these postcodes as one driver of the price gap. With fewer than 120 properties listed for auction in the week ending 5 July across the two regions, agents say vendors are holding firm on reserves set during the spring peak.
Buyers still active in the market are advised to review recent sales data on streets surrounding any passed-in property before the next scheduled auction round in ten days. Inspecting comparable homes that sold within the past month can help calibrate offers if the listings return to market via private treaty.
