Suburbs where buying is now cheaper than renting
In several western Sydney pockets the monthly mortgage bill on a typical home has slipped below the rent for the same property.
How we reported this

In Penrith and Blacktown the cost of owning a median three-bedroom house has dropped below the weekly rent charged for an identical property, according to fresh figures compiled last month.
The shift follows the Reserve Bank leaving the cash rate unchanged at 3.85 percent through the first six months of 2026. Wage growth in western Sydney has edged ahead of house price rises, while net overseas migration continues to push rental demand higher in the same corridors.
Western Sydney numbers
CoreLogic data released on 28 June 2026 put the Penrith median at $980,000, with typical rents at $620 a week. On an 80 percent loan that equates to roughly $4,750 a month in repayments. In Blacktown the median sits at $950,000 and rents average $590 a week, producing a similar repayment figure once stamp duty concessions for first-home buyers are applied. Both figures sit below the NSW median of $1.4 million.
Local agents point to specific stock on Station Street in Penrith and Flushcombe Road in Blacktown where vendors have accepted offers 5 to 7 percent below March peaks. Clearance rates in these postcodes have held between 65 and 68 percent, tighter than the inner west but still allowing buyers room to negotiate.
Practical moves
Renters eyeing a switch should run the numbers through the NSW Fair Trading mortgage calculator before booking inspections. Properties listed on realestate.com.au with settlement dates before September will lock in current rate assumptions. Those already in the market can compare listings on the same streets against current rental yields to confirm the ownership edge holds after strata and council rates.
